As I travel to see clients, I’m going to start interviewing select individuals I meet along the way and bring them back here for your enjoyment. My first interview subject is Dennis Remesch. Dennis is a long-time real estate professional on the Panhandle and currently sits on the Board of Directors at the Pensacola Association of REALTORS in Pensacola, Florida. 1) What’s your opinion on the health of the market in Pensacola?
Definitely time to buy. To me it looks like the market has settled back down to where the boom started in 2004. I see the number of transactions and some prices back down to our 2004 market. Our rental market is very strong here, you can actually buy assets not just liabilities in our area. In the past few years too many so called real estate investors bought on speculation, not whether or not a property would cash flow. I’m still a little nervous about the foreclosures still coming on the market. I’m seeing some buyers taking advantage of being able to move up and not worrying about the loss or breaking even on a house they bought a few years ago. I guess they finally got tired of waiting for the market to change and realized by buying now they can enjoy the bigger home and it will increase over time. Let’s face it if they wait to sell their home when the market picks up, they are just going to pay more for the bigger home they are looking to buy.
2) What has been your strategy for staying ahead in a tough market?
I give my clients the same advice I would give my myself (and my wife). Still spend money on advertising, I feel if I did not consumers would think I wasn’t in real estate anymore.
3) How has technology played a part in your approach to your business?
I have always tried to keep up with technology. Mobile phones have come a long way, with my smartphone I can practically be anywhere and respond to emails, get on the internet to do research oh and make phone calls from just about anywhere.
4) Where do you see technology in real estate headed and what role does MLS technology – specifically – play?
In the clouds with MLS Apps tailored to Smartphone’s and Tablets.
5) What technical investment, if any, do you plan to make to aid your business within the next year?
Purchase a Tablet and a new laptop.
6) If Hollywood made a movie about your life, who would be cast to play you?
Definitely Jay North (Dennis the Menace)
